March came in with momentum and we matched it. We funded $9,608,205 across Florida last month — up from $9,423,511 in February.
That’s real buyers who got to the table and real deals that closed. First-time buyers, veterans using their VA benefit, homeowners pulling equity, and investors running the DSCR math on Florida rentals. The spring buying season arrived early this year and the pipeline reflected it.
The Speed Numbers
Nearly half of our March closings — 46% — wrapped up in 14 days or less. The two fastest closed in 10 days from start to clear to close. Others came in at 11, 12, 13, and 14 days. No 30-day timelines, no 45-day timelines.
Speed matters in a spring market. When inventory is tight and sellers are choosing between multiple offers, a buyer who can commit to a 10- or 14-day close has a real edge over one whose lender needs six weeks. We’ve built the process around that reality. Our guide to fast mortgage approval walks through what the buyer side of that looks like in practice.
What’s Driving the Spring Pipeline
Buyers who watched rates through the winter are moving. Listings that held back in January and February are starting to come to market. The Florida spring season runs earlier than most national markets — the weather doesn’t keep buyers indoors here, and sellers know it.
We’re pre-qualifying buyers right now who plan to be under contract before the end of April. If you’ve been waiting for the right moment, the pipeline we’re seeing suggests that window is open now — not six weeks from now.
Pre-qualification takes less than five minutes online. We’ve closed loans in as little as 10 days from first inquiry to clear to close. See what that timeline looks like or give us a call and we’ll tell you exactly where you stand.
Here’s to April.
